Top 5 Edmonton Communities – Woodhaven-Edgemont

Woodhaven-Edgemont is a community in west Edmonton for families who are looking for nature at their doorstep while still being within city limits. Developed by The Walton Group, Woodhaven-Edgemont was designed with families in mind; they wanted to create a community that would fit any family’s lifestyle.

Woodhaven-Edgemont is surrounded by over 35 acres of greenspace; including a constructed ravine, creeks, and playgrounds. There are also a network of trails perfect for hiking, mountain biking, running, or dog walking – even cross-country skiing in the winter.

As the community is still in its development stage, custom front attached garage homes are still being personally designed to buyer, as well the community has developed luxury ravine condos. Single-family homes are being built by Montorio Homes, Edmonton’s largest custom home builder.

Montorio Homes is creating customized Italian-inspired homes, while incorporating environmentally friendly building techniques and products into their homes.

The Parc at Edgemont Ravine offers home buyers two-bedroom condos that offer an escape and respite from concrete civilization. Whether the buyer uses the area’s many walking paths or take a family trip to Banff, the idea is that the only thing between the buyer and nature is their backdoor.

The Parc condos are being sold upward of $250,000. Woodhaven-Edgemont strives to be an approachable and reasonably priced community that can fit any family, whether it be a first time buyer or a family expanding. Therefore, the price point, size of lots, and location of homes creates a range of prices to fit any budget.

The community is ideally positioned on the Wedgewood ravine, providing an attractive setting for a residential development and adds significant amenity value to the future community along the south edge of the property. Although Woodhaven-Edgemont is on the outskirts of west Edmonton, it is located just a few minutes down Anthony Henday highway from transit, school, shopping, and recreation facilities until retail development is established.

This community boasts opportunity and customization from home builders and would be a great choice for any family. The only con with this community is that it is in the very first stages of development isn’t yet fully established with amenities. However, the next stage of homes being built will complete the community and allow them to focus on developing retail opportunities.

Top 5 Edmonton Communities – Keswick On The River

Keswick On The River is a new townhouse, single-family home joint development by Cameron Communities and MLC Group. The first phase of Keswick was completed in 2013, and since then the community has become the premier sought-after southwest community in Edmonton. Keswick On The River is over 200 acres of tree-studded, river-wrapped property located just west of 170th Street on Ellerslie Road. Units range in price from $420,000 to $2,000,000, and sizes range in order to fit any family’s lifestyle.

The development is split into two separate areas, the Valleyside and the Estates. The simplicity, texture, and love for the natural elements that inspire the Estates, also strive to inspire the homes within the Valleyside. The Valleyside is characterized by front attached garage homes, that are a customized fit & finish or move-in ready. The size of the units range from 1500 to 3000 sq ft.

The Valleyside also offers luxury duplex homes from the $420s. There are five builders in the Valleyside: Cameron Homes, Parkwood Master Builder, Landmark Homes, Kimberley Homes, and Hillview Master Builder. The group of builders work together within the architectural guidelines to create homes ranging from arts and craft style to English Country, that blend seamlessly together providing the perfect style and size of home for any buyer. The Estates aim to use old world architecture, masonry accents, and clean lines to emit a sense of timeless beauty.

They provide 3000 sq.ft.+ estate homes that are full custom builds or move-in ready.  There are six builders in the Estates: Aacropolis Homes, Ace Lange Homes, Carriage Signature Homes, Perry Signature Homes, Vicky’s Homes, and Keswick Villa and Bungalows by Kimberley Homes. Although each builder adds its own touch to the development, they all strive to provide modern luxury homes that will appeal to any family’s lifestyles.

There are many perks to choosing a home in Keswick, for example: there is over 21 acres of greenspace: including 3 parks, constructed wetlands, and over 8 kilometres of landscaped trails. Keswick also backs on to a private golf course, and is surrounded by two other privatized golf courses in walking distance. Home owners are only minutes away from the Windermere Currents shopping Centre with highlights such as the Cineplex Odeon theatre, retail, and grocery stores.

Alongside the amenities closely surrounding the community, another incentive to buying in Keswick On The River is that it is also an ecologically sensitive development. All show homes are equipped with solar technology, and builders are highly encouraged to maintain the eco-sensitive lifestyle. As for cons in buying in Keswick, the main problem is that it lies on the outskirts of the southwest end of the city, which can make the daily commute quite long. However, for the price point and quality that the development aims to fit, homes in the interior of Edmonton may not  compete with the Keswick community.

Calgary’s Top 5 Communities – Seton| The DigiHand

If you have been looking for an urban community that isn’t right in the middle of downtown Calgary, but isn’t on the complete outskirts of the city – look no further, we have the place for you! Seton is Calgary’s “south urban district”, located off Deerfoot Trail, and situated south of Auburn Bay and east of Cranston, Seton is set to be the newest mixed-use development in Calgary.

Mixing suburban housing with retail and business, Seton is the place to be! Once complete, Seton will feature a central park, a public library, shopping centres and schools. Seton is also by Calgary’s South Health Campus Hospital.

In the coming future, the city plans to build an LRT line that goes straight into Seton, so transportation will be easier than ever, and you won’t have to deal with driving up and down Deerfoot Trail during rush-hour.

Seton features condos and AgeCare assisted living and nursing homes, so there is something for everyone here! Cedarglen Living is the primary home developer in Seton, with single family homes starting in the $400’s. Condominium unit plans are set to cater to a wide variety of the resident’s needs, with homes ranging from approximately 600 square feet to 1000 square feet. Seton’s mixed-use development holds the intention of accommodating all demographics, and Seton Park Place, the 142-unit apartment style condos, are starting at $190,000.

The condos in Seton model a lifestyle that is accompanied with downtown living, but offers affordable prices in the south that you simply cannot find in the heart of downtown Calgary. Due to the downtown lifestyle that Seton is going to create, apartment buildings and condos will be built on top of places of retail.

If you’re looking for move-in ready home, you will have to wait. Seton Park Place is not quite available for ownership, as home development has just begun! There are two wings that will complete Seton Park Place, with homes in the East wing available as early as June 2018, and homes in the West wing available in August 2018.

To summarize, Seton will be the perfect community for those looking to live a downtown lifestyle without being in the heart of downtown Calgary, as there will be countless amenities such as shopping and entertainment, all close to open green spaces and nearly a straight and direct route to the mountains! With homes developed by Cedarglen Living, you will most definitely find a home to suit your lifestyle here!

The only setback with Seton is that while the hospital and some of the shopping centres are up and running, the homes are still being developed and the LRT Green Line is not yet built, so the commute into Calgary city centre can be long.

If you’re looking for the perfect community and have time to spare before moving out of your current home, you should consider Seton!

However, with legacy being only a five minute drive from Shawnessy, homeowners will have easy access to all amenities such as movie theatres, restaurants, grocery stores, and retail shops.

It also is quite far from the interior of the city, making commuting into downtown tough. However, despite these cons, Legacy provides families the perfect balance between quiet and busy, nature and city-living. Calgary’s 5 Top Communities – Walden | The DigiHand

Looking for an escape? Want to get away from city life without actually being secluded from the city? Walden is the place for you! Walden is a growing community in South East Calgary, with town homes or single family homes you will surely find the right fit. What are the pros and cons, you might be wondering? Let’s take a look.

Let’s start with cons:

Walden is directly south of Chaparral on MacLeod Trail, which means it is a pretty far commute from downtown. Furthermore, it is right off of MacLeod Trail, which is under road construction currently that seems to be moving slowly. Shawnessy is the nearest shopping plaza that has everything you could really need, however, because of the road construction on MacLeod, it can be a bit frustrating to traverse through. Though, once all of the construction clears up most of the cons for the Walden community will disappear!

Now for the pros:

Despite Walden sitting on the ever-busy MacLeod Trail, it is easy to get to Deerfoot Trail, Stoney Trail, and Highway 2 as alternative options to get into the city. If you’re not big on driving, there are options for public transportation as well.

As a new development, Walden’s homes feature more modern looking architecture and designs, with clean lines and a simple look. The builders in Walden, such as Cardel Homes and Homes by Avi, are creating a modern twist for this new community. Houses in Walden are modern looking colourful, rather than just neutral and “cookie cutter”. The variation in home sizes in Walden make it a great place to downsize or to grow a family in a safe, suburban community.

The amenities in Walden are plentiful and include a new Save on Foods, a number of different banks, fast food places, a gas station and more. If you happen to travel outside of Walden, to Shawnessy, the shopping and entertainment opportunities seem endless.

Bordering on the opposite side of Walden is the Bow River Valley. There are plenty of reasons to get outside here; on walking paths or bike paths in the valley, or you can run and play in the soccer or baseball fields. There is no short for outdoor activities in Walden — just you hop on to Highway 2, and off you are driving straight to the mountains.

Walden is a perfect up-and-coming community for anyone looking to live in quiet suburbia that isn’t too far outside of the bumping city.

Why would a REALTOR® use™?

As a born and raised Calgarian, I have watched Calgary grow to become the world-class city it is today. As much as I try to stay informed regarding all of the new developments throughout the city, it becomes impossible to know of all of the developments happening in Calgary.

As soon as I research the community or builders for a client, that knowledge often becomes obsolete a year later, after the community continues to change dramatically.™ allows Calgary REALTORS® and potential home buyers a tool to help narrow down the search process and help find the right builder and/or community without having to drive around wasting precious time researching in person.

It allows us REALTORS® the ability to do the research from a computer and understand the expectations of builders to ensure that we are able to help our clients and whether or not the builder will pay us for our efforts.
Many home buyers start researching new homes many months before they even consider contacting a REALTOR® to help.

Often by then, it is too late. The builders often refuse to pay us, making it nearly impossible to help our clients pick the right property and negotiate on their behalf. The tools offered through NHLS™ can help us register our clients without even having to know that the clients are considering buying something new. This allows us the ability to contact our clients early on in the process and guide them through the many pitfalls of going directly to a show suite without representation.

The cost of this service is very minimal and will almost surely pay for itself for 20+ years after your first deal, because of it. I am unsure how much more it has cost by clients when they had to negotiate without me. Were they protected?  Did they have a lawyer read through their contract?  If not, then who was representing their best interest?  I can assure them that it was not the builder. I wish NHLS™ had been around when I’d started over a decade ago.
